Application: Submit the GLB Application along with a deposit check of $750. Once your credit is approved,
the check is immediately deposited and the apartment is yours. If for any reason, you are declined, you will receive a refund
minus $40./per applicant for the credit reporting fee.

Pet
policy:
- Cat's are usually OK (but must
be approved in writing by GLB including any replacement or an additional pet), especially if housebound (if your cat goes
outside, there will be an additional pet deposit required to cover the cost of flea control if needed and must be replenished,
upon demand, when service is required).

Dog's are only accepted on a case by case basis. Dog must have apartment living history. Dog must be approved in writing
and there is no exception. A replacement or additional pet is not automatic and must also go through the written approval
process and possible additional deposit may be required. Please also note that if there is a flea infestation, even if in
another area of the building that may have been caused by your pet, flea control must be paid for by pet owner and if paid
through the deposit, you will be required to replenish the deposit immediately upon demand. If your dog is approved by GLB,
you must carry (and provide annual proof of active coverage) of Renter's Insurance and name GLB Properties as 'Loss
Payee'. Without this coverage, dog approval and additional pet deposit, you would be in breach of the lease agreement.
Other Deposits:
Five days prior to possession, the balance of deposits will be due. The full First Month's
Rent and a Security Deposit equal to one month's rent plus $1,000. is the minimum (The initial $750. 'hold' deposit
becomes part of this total). If there is an agreed addtional Pet Deposit, that will be due at the same time and is comingled
with the total Security Deposit: The entire Security Deposit would cover all Security Deposit issues including any pet damage.
Los Angeles does not allow for a Last Month's Rent
Deposit, therefore, upon giving the required minimum 30 day written notice to vacate the apartment, you would be responsible
for the last month's rent, the Security Deposit cannot be used for that purpose.
At any time, should your pet become a problem for other neighbors, involved in a dog
bite or begin to cause damage to the property or your unit, the pet will have to be permanently removed from the premises,
upon demand without exception or you will be in breach of your tenancy agreement.
Other General Policies:
- Dishwasher: Note that in the 20s and 30s there weren't dishwashers and the cabinetry is not compatible
in size. If the apartment you are renting does not offer a Dishwasher, you can order a new Portable Dishwasher (24x24) anytime
within the first 3 months of tenancy, GLB will purchase and deliver a high quality machine and the cost is split approximately
50/50 with a minimum of $300. paid by lessee upon ordering. Dishwasher stays with the apartment upon vacating.
- Monitored Alarm: If the apartment has a Monitored Brinks
Security System and lessee wishes to activate that system, any and all costs shall be lessee's including monthly monitoring
fees. Should lessee wish to install a system, it must be Brinks and any and all costs and obligations shall be lessee's
and in any case, lessee shall agree to install a GLB priority code number in addition to your own.
Dish Installation: Approval is only considered on a case by case basis.
If approved in writing, installation can only take place with GLB supervision and with advanced notice. There is a minimum
of 2 hour fee for this supervision @ $25. per hour. This is necessary to assure proper placement and to audit the installers
as there has been a history of damage by these installers and they waive all responsiblility. Lessee takes full responsibility
for any damage caused by installation and operation. Dish and connections must remain upon vacating the apartment.
